Project Budgets from Arterbury Architects, Inc. . AAI was a Central Florida Design Firm corporation originated in 1987, and located

in Longwood, Florida. The corporation was a family owned and operated entity, with the two principals being twin brothers.

Cordell Arterbury was president and headed the client development, master planning and architectural design department for the corporation, while Cornell Arterbury was vice president and headed the production and construction administration department. AAI maintained a well-trained staff in the latest AutoCAD & Architectural Desktop software.

The two principal architects have over sixty (60+) years of combined design and construction experience. AAI has designed a variety of master plans and architectural project types, including educational, religious, financial, commercial, industrial & manufacturing, entertainment/sports facilities, food related establishments, warehousing & storage, medical, retail, and residential developments. AAI operated as a design and construction administrative firm from 1987 till 2008. During this time frame, AAI worked with local mid-size general contractors on various “Design-Build” projects. Approximately 75% of the projects designed by AAI were “Design-Build” commercial, industrial, retail, and religious projects. In 2008, AAI transformed the design firm into DCI (Design Construction International LLC), a true “Design-Build” and construction management company. DCI has been providing “Design-Build” and construction management services on various project types since 2008 through today. DCI has provided design, design-build, and construction management services for commercial office complexes & tenant development projects for independent developers, owners, and property management companies.

The office facilities have ranged from one & two story office/showroom facilities, speculative & custom specific facilities, to ten story office buildings with multi-level parking garages. DCI has provided interior & tenant development design and construction services on a majority of the office facilities. Some of our clients have included IBM, IKON, Bright House Cable, Florida Hospital, and Florida Dept. of Child & Family Services. DCI has developed master plans and architectural designs for educational and religious clients on several campuses in the Central & Northern Florida areas. Some of the clients included Devon Charter School for the Devereux Foundation, Florida Treatment Network, Page Private School, University and Sanford campuses, Sweetwater Episcopal Academy, Ridgewood Baptist Church, and Starlight Baptist Church. DCI has designed numerous industrial, manufacturing and storage facilities utilizing preengineering rigid framed building structures. Some examples are Linder Machinery which consists of 10,000 sq.ft. – two story administration offices, 10,000 sq.ft. of heavy machinery maintenance & production facilities, and 20,000 sq.ft. of warehouse
/ storage facilities. This project utilized a rigid steel frame structure with a tilt-up concrete panel skin system.​

The development of design-build projects and profitability. The project development process includes securing real estate, project funding, design concepts, entitlements, resolving planning and zoning issues, and project oversight from initial concept to operation. Detailed responsibilities for domestic and international design-build projects include, site selection and site concepts, production of building concepts and designs, production of construction documents, pricing, permitting, and construction management. Project types include housing, healthcare, retail, hospitality, educational, commercial and mixed-use projects. Mr. Arterbury is a licensed architect with over thirty years (30) of per-design, planning, design, and construction management experience in various building and development types.


EXPERIENCE:
Mr. Arterbury graduated from Texas Tech University in 1977 with a Bachelor’s Degree for Urban Design. He began his career in Houston, Texas working for planning and architectural firms on various project types, including medical, retail, institutional, office and specialty projects for both urban design and architectural design scaled projects. Cordell has vast experience and knowledge working with various planning and zoning departments in the US and relating that experience to land development projects. Mr. Arterbury moved to Orlando, Florida in 1985, and he and his brother, Cornell, formed Arterbury Architects, Inc in 1989. Over the years he has designed various residential, medical, commercial, retail and mixed use projects including office buildings, shopping centers and entertainment facilities. In 2009, Arterbury Architects, Inc .transitioned from a full service architectural firm to a design-build company by opening Design Construction International LLC (DCI).
In 1997 he became a Florida certified modular building plans reviewer. Mr. Arterbury brings this knowledge, design, and construction experience to each land and building development project. He is experienced in AutoCAD programs.

Project types include housing, healthcare, retail, hospitality, educational, commercial and mixed-use projects. Mr. Arterbury is a licensed architect with over thirty years (30) of per-design, planning, design, and construction management experience in various building and development types.


EXPERIENCE:

Mr. Arterbury has experience and knowledge working with various planning and zoning departments in the US and relating that experience to land development projects both domestically and internationally. Mr. Arterbury started his professional career in 1978 in Houston, Texas, and moved to Ft. Lauderdale, Florida in 1985 and worked on intercostal projects including hotels and private residences. He then moved to Valdivia, Chile in 1988 working on interiors for yachts, apartment buildings and private residences and providing professional consulting services. Mr. Arterbury then joined his twin brother, Cordell Arterbury, in Orlando, Florida in 1989, forming Arterbury Architects, Inc. He has designed various commercial and mixed use projects including office buildings, shopping centers and entertainment facilities. Arterbury Architects, Inc., in 2009, transitioned from a full service architectural firm to a design-build company by opening Design Construction International LLC (DCI).
